(NEW) Project Status Update:
Many of your neighbors and retained professionals have been working hard over the past several months on the Common Area Improvement Project. We are still on schedule to commence construction after Labor Day . . . just a couple weeks from now.
Here is an update on the progress being made.
General Contractor Selection Process:
Eight (8) General Contractors were short-listed to receive the Request for Proposal (RFP) based upon a review of the 22 contractor responses received to the RFQ.
One (1) General Contractor declined to bid prior to the issuance of RFP and Construction Bid Documents B Pinkard Construction. During the bid process 2 additional General Contractors made a decision to not respond to the RFP B Waner Construction and Adolfson & Peterson.
On Friday, August 6, 2010, the following bids were received:
Milender White Construction $2,220,448
White Construction Group $2,238,000
Taylor Kohrs $2,430,384
Hyder Construction $2,558,000
Centerre Construction $2,750,330
All bids received were slightly above the preconstruction estimate provided by Waner Construction on March 23, 2010. This increase is due to the additional design details incorporated into the early SD drawings used for pricing and the following increases/changes in scope:
· Landscape and irrigation of entire site
· Grading/Stormwater Detention Pond required by SEMSWA
· Parking lot milling and resurfacing
· Kids sprayground size increase and change from wading pool
· Stairs and ramp to front entry due to grading issues
· 3 additional toilets in women’s bathroom due to City of Centennial comments
· Radiant heating under sidewalk at north side of building
· Grill area enhancements
Budget:
The sale of bonds resulted in the availability of approximately $2,680,000 for the project. Taking a conservative approach, the estimated budget set by the Metro District was $2,500,000, inclusive of all design and project management fees. After deducting the estimate fees and other non-construction costs, the estimated budget for construction was $2,071,911.

The pre-construction schedule allowed for the Final General Contractor recommendation to be presented to the Metro District by Monday, August 16, 2010. Interviews were held with Milender-White and White to review their RFP response/bid, project team, schedule and any potential value engineering options. Based on those interviews, the MD is now in the process of negotiating fees with Milender-White, meeting with subcontractors and obtaining hard numbers for all VE options. After finalizing a path or paths to get the project in line with the budget, a laundry list of VE items will be presented to the Metro District for review. Upon completion of that review, the Metro District will provide the entire list to the HOA Design Committee. The intention is to have this process completed by August 27, 2010.
Construction:
The schedule remains intact to begin mobilization the day after Labor Day and commence construction on Monday, September 13th. Once the VE options are reviewed and decided upon, there will be a review of the overall schedule, site logistics and work times so that the HOA can properly inform the neighborhood and manage expectations.
The realistic goal remains of having the project completed prior to the Memorial Day Weekend 2011.
